Why shouldn't I just list it with an agent?
You can — and if your land is prime, buildable, and you're not in a hurry, that might net more. But if you want certainty, speed, and zero fees, selling direct usually wins on the math that matters.
How do I know your offer is fair?
We'll show you the comparable sales behind it — then go get a second opinion if you'd like. We'd rather you be confident than rushed.
Several family members inherited the land together. Can you still buy it?
Yes, though all owners (or their authorized representatives) will need to sign. We've coordinated many multi-heir closings and can walk everyone through it.
What kinds of land do you buy?
Vacant residential lots, rural acreage, farmland, timber tracts, desert and mountain parcels, infill city lots, inherited parcels, and tax-delinquent land — in all 50 states.
What happens at closing?
A licensed title company prepares the deed and settlement statement, you sign (in person or electronically), and funds are wired to your account. No drama.
Do you buy partial ownership interests?
On a case-by-case basis, depending on the other owners and the situation. Send us the details and we'll give you an honest yes or no.
Do I need a real estate agent?
Nope — that's the point. You sell straight to us, so there's nobody taking a cut. Land agents charge 6-10% when they bother with land at all; with us that money stays yours.
There's junk and overgrowth on the land. Do I need to clean it up?
No. We buy as-is — overgrowth, old structures, dumped junk, all of it. Don't spend a dollar or a weekend on cleanup.
The title has issues. Is that a deal-breaker?
Usually not. Clouded titles, missing heirs, old judgments — our title partners resolve these regularly. We'll tell you upfront if something looks unfixable, but that's rare.
Are there any fees or commissions?
None on your side. No commission, no closing costs, no hidden deductions. The offer amount is what you receive (minus any payoffs like back taxes, which we'll itemize).
Can you buy land that has a lien on it?
Usually yes. The lien gets satisfied out of the closing funds — we'll lay out the exact numbers for you before you commit to anything.
What paperwork do I need to provide?
Anything you've got: tax bill, deed, parcel number. Got nothing? Give us the county and a general location and we'll track it down ourselves.
My parcel is landlocked with no road access. Will you still buy it?
Yes. No legal access lowers the value, but we've bought plenty of landlocked parcels. It's a pricing factor, not a dealbreaker.
